Kitchen remodeling on Cape Cod

A full kitchen remodel is the design and reconstruction of your kitchen from the studs out: cabinet removal and installation, countertop fabrication, flooring, plumbing and electrical rough-in, lighting, and finish carpentry, built to your layout and your chosen materials.

It is the right call when the layout no longer works, the cabinets are failing, or the kitchen simply does not match how the house is used. On Cape Cod, older homes carry their own complications: original plumbing and wiring that does not meet current code, load-bearing walls that limit layout options, and structures that need assessment before any demolition begins.

Daniel Araujo holds a Massachusetts Construction Supervisor License (CSL), Unrestricted (#CS-123114), and Forty One Construction is a BBB Accredited Business. We carry 51 Google reviews at 5 stars.

This page covers what a full kitchen remodel includes, what it costs in 2026 on Cape Cod, how cabinet and countertop options compare, and what the permitting and structural realities of a Cape kitchen actually require.

How do I know if my kitchen needs a full remodel versus a lighter refresh?

If the cabinets are failing structurally, the layout does not function, or the plumbing and electrical are out of code, a full remodel is the right call. Surface problems like worn hardware or dated paint are worth a cosmetic fix. Structural and mechanical problems are not.

  • Cabinets that are failing. Doors that no longer hang square, boxes pulling from the wall, or drawer slides that have given out are signs the carcasses need replacing, not just new fronts.
  • A layout that does not work. If the work triangle forces you to cross traffic to reach the sink or the refrigerator, no cosmetic fix changes that. Only a layout change does.
  • Wiring that cannot carry modern loads. A kitchen without GFCI circuits at the countertops, or a panel that cannot support a new appliance package, needs electrical work regardless of what else you do.
  • Plumbing that has not been touched in decades. Galvanized supply lines, slow drains, and supply shut-offs that no longer turn are all signs the rough-in plumbing needs attention before walls close.
  • Countertops past their life. Laminate that has delaminated, tile grout that traps moisture, or stone with cracks deep enough to affect the substrate below are worth replacing rather than patching.
  • A soffit that hides the wiring. Large overhead soffits in older Cape homes were often built to conceal wiring or plumbing runs that would not meet today's code. Opening them is the only way to know.

The one you cannot see matters most. Many Cape Cod kitchens were built or added onto without permits, which means the framing, plumbing, and electrical may not meet 780 CMR. A remodel is the point where that gets corrected, not skipped over, because it all comes out in the permit inspection.

Kitchen Remodeling · Cape Cod

What a full kitchen remodel includes from first measurement to final inspection

A full kitchen remodel with Forty One Construction runs through seven phases, from the first on-site visit to the final inspection and punch-list walkthrough in Hyannis. Every phase has a name, a purpose, and a point where you confirm the plan before we move forward.

Planning · Phase One

Planning the kitchen before demolition starts

01

Consultation and layout design

We visit your home, measure the existing kitchen, and talk through how you use the space. We assess the current layout, note wall, plumbing, and electrical locations, and develop a layout plan with cabinet configurations and material selections. You receive a written scope before anything is ordered.

02

Permits and drawings

We prepare the permit drawings and submit them to the Town of Barnstable Building Division, which governs the work under 780 CMR, the Massachusetts State Building Code. Building, electrical, and plumbing permits are pulled in our name. That is how it should be: the contractor who builds it signs for it.

Construction · Phase Two

Rebuilding the kitchen from the studs out

03

Demolition and assessment

Our crew removes cabinets, countertops, flooring, and fixtures. Once walls are open, we assess the existing framing, plumbing, and electrical. In older Cape homes this step often surfaces conditions that were not visible before demolition, and we document what we find before proceeding.

04

Rough-in

This is the structural and mechanical work: any framing changes including load-bearing wall modifications, rough-in plumbing to new fixture locations, new electrical circuits and panel work, and substrate preparation for cabinets and flooring. All of this is inspected before walls close.

05

Cabinets and countertops

Cabinets are installed plumb, level, and square with shims and anchored to wall studs. Countertop slabs are templated, fabricated, and set with seams filed and color-matched. Reveals and scribes at walls are fit to the finish standard specified in the scope.

Finish · Phase Three

Finishing the details and completing the project

06

Flooring, fixtures, and lighting

Flooring goes in after cabinets are set. Plumbing fixtures and appliance connections are finished, lighting is installed and wired to the new circuits, and all trim and finish carpentry is completed. Everything is tested before the inspection is scheduled.

07

Final inspection and walkthrough

The building inspector signs off on electrical, plumbing, and the overall build. We complete a punch-list walkthrough with you, address any open items, and do not call the project done until you have confirmed the work meets the scope.

Scope · What You Are Buying

What your kitchen remodel quote covers, and what it does not

A full kitchen remodel quote from Forty One Construction covers the design consultation, permits, demolition, rough-in plumbing and electrical, cabinet and countertop installation, flooring, lighting, and cleanup and haul-away. Appliance purchase, major structural engineering for load-bearing wall removal, and work in adjacent rooms are quoted separately rather than assumed into the number.

Included in the quote

  • Design consultation and layout
  • Permit drawings and submission to your town
  • Demolition and haul-away of existing kitchen
  • Rough-in plumbing and electrical, new circuits
  • Cabinet and countertop installation
  • Flooring, lighting, and finish carpentry
  • Standard hardware and site cleanup

Not included, quoted separately

  • Appliance purchase (often owner-supplied)
  • Structural engineering for load-bearing walls
  • Septic or well upgrades
  • Adjacent room work unless bundled in scope
  • Appliance installation if not owner-arranged

Done correctly means cabinets installed plumb, level, and square with proper stud anchoring; countertop seams under 1/16 inch and color-matched; tile substrate flat within 1/8 inch over 10 feet before setting; plumbing pressure-tested and electrical inspected before drywall close-up; range hood CFM sized to code; and all gas, electrical, and plumbing work permitted and passed by the local building and fire inspector under 780 CMR and the NEC. Those are not preferences. They are what the rough-in and final inspections check.

Kitchen Cost · Cape Cod

How much does a full kitchen remodel cost on Cape Cod?

A full kitchen remodel on Cape Cod typically runs $150 to $300 or more per square foot installed in 2026, with total project costs ranging from roughly $35,000 to $85,000 or more depending on scope. Forty One Construction quotes each kitchen after an on-site visit and measurement.

Cost Factors

What moves the price

The price moves with a handful of real drivers, including cabinet tier, layout changes, countertop material, appliance level, and the condition of the existing structure.

01

Cabinet tier and linear footage

Stock cabinets cost least; semi-custom and full custom add cost per linear foot of run.

02

Layout and footprint changes

Moving walls, relocating plumbing, or rerouting gas lines adds significant cost over a same-footprint remodel.

03

Countertop material and slab size

Laminate costs least; quartz, granite, and marble slab fabrication and installation cost more per square foot.

04

Electrical and plumbing upgrades

Panel capacity, new GFCI circuits, and updated rough-in plumbing all add to the mechanical scope and cost.

05

Age and condition of existing structure

Older Cape homes often have conditions behind the walls that add scope once demolition begins.

Stock, semi-custom, or full custom: which cabinet and countertop tier fits your project?

The right material tier depends on your budget and how long you plan to stay in the home. Cabinets and countertops are where most of the cost lives in a kitchen remodel, and the gap between tiers is real. Below are the options we work with, compared honestly. Whatever the cabinet tier, installation quality determines whether they stay plumb and square over time.

Cabinets · Entry Tier

Stock cabinets

The lowest-cost option and the fastest to obtain. Stock cabinets come in fixed sizes and a limited range of finishes. They work for homeowners on a tighter budget or for a layout that fits standard dimensions. Plywood box construction is not guaranteed at this tier; confirm the carcass material before ordering.

Cabinets · Mid Tier

Semi-custom cabinets

More size and finish options than stock, with better construction standards. Brands at this tier include KraftMaid, Schrock, Fabuwood, and Wellborn. Lead times are longer than stock but shorter than full custom. This is the most common tier for a mid-range Cape Cod kitchen remodel.

Cabinets · Premium

Full custom cabinets

Built to the exact dimensions of your kitchen, often by a local shop. Plywood box construction, inset or overlay doors, and finish options not available at lower tiers. Best for homeowners who want a specific layout or a detail level that stock and semi-custom cannot deliver. Lead time is the longest of the three tiers.

Countertops · Popular Choice

Quartz countertops

An engineered stone surface that does not require sealing and holds up well to daily kitchen use. Brands at this tier include Cambria, Silestone, and MSI. Seams are filed and color-matched to under 1/16 inch. Quartz is the most common countertop choice in Cape Cod kitchen remodels across the mid and upper price range.

Countertops · Natural Stone

Granite and marble

Natural stone slabs cut and fabricated to a template of your kitchen. Granite is harder and more resistant to staining than marble. Both require sealing and periodic maintenance. The slab is templated after cabinets are set so the fabrication fits the actual installation, not a drawing.

Material Comparison

Compare cabinet and countertop options

Compare where each material fits best, how it performs in daily kitchen use, and the maintenance it requires over time.

Option Best for Durability Maintenance
Stock cabinets Tight budgets Fair (varies by brand) Low
Semi-custom cabinets Most remodels Good with proper installation Low
Full custom cabinets Specific layouts or details Very good Low
Quartz countertops Low maintenance Very good Low
Granite or marble Natural stone look Good Medium (sealing)

We name real brands when we spec a job: semi-custom cabinets from KraftMaid, Schrock, Fabuwood, or Wellborn; quartz from Cambria, Silestone, or MSI; and appliances from GE Cafe, Bosch, or Wolf and Sub-Zero at the upper end. If a lower tier is the right call for how you use the kitchen, we will tell you.

Project Timeline · Cape Cod

How long does a full kitchen remodel take on Cape Cod?

A kitchen remodel with Forty One Construction takes roughly one to two weeks for a cosmetic refresh, three to six weeks of construction for a mid-range remodel with the same footprint, and eight to fourteen weeks of construction for a full gut remodel with layout changes. Total project time including design, selections, permitting, and material lead times runs three to five months for most full remodels.

Three things stretch that window here. Permit review at the Town of Barnstable Building Division adds lead time before demolition begins. Cabinet and countertop lead times, particularly for semi-custom and full custom orders, run several weeks and set the construction start date. And summer scheduling on the Cape is compressed: the population swells from Memorial Day to Labor Day, books fill early, and material deliveries on Route 6 and Route 28 take longer than the schedule assumes if you do not plan for it.

3–5 days Cosmetic refresh: 1-2 weeks
1–2 weeks Mid-range remodel: 3-6 weeks construction
3–5 weeks Full gut remodel: 8-14 weeks construction

Kitchen Structure · Cape Cod

What the existing structure in a Cape Cod kitchen actually requires

The structure is everything behind the walls: framing, plumbing rough-in, electrical, and the substrate under your cabinets and flooring. It is where a kitchen remodel is made right or made to fail. On Cape Cod, two details decide whether the work holds up: what is already there when walls open, and whether the mechanical work is permitted and inspected before it closes back up.

Load-Bearing Walls

Layout changes and structural framing

Many Cape Cod kitchens are in original structures built decades ago, sometimes with additions that were not permitted. When a layout change involves removing a wall, the first question is whether it is load-bearing. A load-bearing wall carries the structure above it; removing one without proper header sizing and temporary support is a structural failure waiting to happen. We assess the framing before any wall comes down, and when engineering is required, we coordinate it before demolition begins.

Plumbing and Electrical

Rough-in plumbing and electrical requirements

Kitchens in older Cape homes were often wired and plumbed to standards that do not meet today's Massachusetts State Building Code. A remodel is the point where that gets addressed: GFCI circuits at countertops, adequate panel capacity for a modern appliance package, pressure-tested supply lines, and properly vented drains. All rough-in plumbing and electrical is inspected before walls close. Wind-driven rain and the coastal humidity of Cape Cod summers mean any moisture that gets into an improperly sealed wall cavity behind a kitchen will cause damage that does not show up until it is well established.

Service Life · Kitchen Remodel

How long does a remodeled kitchen hold up on Cape Cod?

The installation quality decides it more than the materials alone. Cabinets set plumb and anchored to studs outlast cabinets that were shimmed carelessly. Countertop seams filed tight stay watertight; ones left with gaps do not. We do not publish a single lifespan figure, because the honest answer depends on the materials chosen, how the kitchen is used, and the quality of the original installation.

  • Cabinet installation determines long-term function. Boxes that are not anchored to studs or not set level and square will shift over time. Doors and drawers that align at installation will not stay that way if the carcass was not set correctly from the start.
  • Countertop seams and substrate matter. A countertop set on an uneven substrate or with a seam left open will absorb water at that joint. In a Cape Cod kitchen, humidity cycles between summer and winter accelerate any gap that should have been filed tight.
  • Plumbing and electrical that passes inspection holds up. Rough-in work that is pressure-tested and inspected before walls close gives you a record of what is there and confirmation it was done to code at the time of installation.
  • Maintenance that extends cabinet life. Keep the area around the sink dry, address any drip or leak immediately, and wipe cabinet interiors annually. Water that sits under a sink cabinet damages the box from the inside before it shows on the outside.

Forty One Construction backs labor and installation with a 5-year workmanship warranty. Manufacturer warranties on cabinets, countertops, and other materials are provided separately by the manufacturer and vary by product.

Where we remodel kitchens across Cape Cod and the South Shore

Forty One Construction remodels kitchens across Cape Cod from our office in Hyannis, and the conditions here shape how we approach every project. Older homes mean more surprises behind the walls. The coastal humidity of Cape summers means finish carpentry and cabinetry need to acclimate before installation. And the compressed build season means scheduling a full remodel takes more lead time than most homeowners expect.

We serve homeowners from the outer Cape through the canal: Provincetown, Truro, Wellfleet, Eastham, Orleans, Chatham, Brewster, Harwich, Dennis, and Yarmouth on one side, and Hyannis, Centerville, Osterville, Cotuit, Mashpee, Falmouth, Bourne, Sagamore, Sandwich, and Barnstable through the mid and upper Cape, along with Plymouth on the South Shore. Questions about a full kitchen remodel

Do you require a deposit, and how are kitchen remodel payments structured?

Massachusetts consumer guidance advises homeowners not to pay more than one-third of the estimated cost upfront unless special-order materials are involved. Cabinet and countertop orders are often special-order, so that detail matters here. We work within that standard and tie payments to a written scope. Talk specifics with us before you sign anything.

Which cabinet brands do you install, and do you work with owner-supplied cabinets?

We install stock, semi-custom, and full custom cabinetry. Semi-custom brands we work with include KraftMaid, Schrock, Fabuwood, and Wellborn. We can also work with owner-supplied cabinets, though we ask to review the specs before committing to installation, because carcass construction and sizing affect how the install goes.

Will the kitchen be usable during the remodel, and where will the crew stage materials?

A full kitchen gut remodel takes the kitchen out of service for most of the construction phase. We stage materials in a designated area, typically a garage or driveway, and keep the rest of the house accessible. We give you a realistic picture of the timeline at the start so you can plan for meals and access accordingly.

What do I need to do to prepare before demolition starts?

Clear the cabinets and pantry of food and small appliances before demo day. Move anything fragile in adjacent rooms if walls are coming down. We handle permits, layout confirmation, and haul-away. If there is anything specific we need from you before we start, we will go over it at the pre-construction walkthrough.

What happens if there is a problem with the kitchen installation after the project is done?

Every install carries a 5-year workmanship warranty on labor and installation. Manufacturer warranties on cabinets, countertops, and appliances are provided separately by the manufacturer. If something is not right with our work, call us. We come out and look at it at no charge, and if it is our error, we fix it at no cost to you.

Your kitchen remodel estimate is higher than another contractor's. Why should I choose Forty One Construction?

When two bids look similar on paper, the lower one wins by default. The gap usually sits in what you cannot see: whether the rough-in plumbing and electrical will be permitted and inspected, whether the cabinets are anchored to studs or just screwed to drywall, and whether the scope is written clearly enough to hold both sides accountable. We are a licensed local company that pulls permits in our name and backs the work with a written warranty.

Do I need a permit for a kitchen remodel in Hyannis, and who pulls it?

Yes. A full kitchen remodel in Hyannis requires building, electrical, and plumbing permits under 780 CMR, the Massachusetts State Building Code, governed by the Town of Barnstable Building Division. We prepare the drawings, submit the applications, and pull the permits in our name, then build to pass rough-in and final inspections.

When is the best time of year to schedule a kitchen remodel on Cape Cod?

A kitchen remodel is interior work, so it is not limited by the exterior season the way roofing or framing is. That said, Cape Cod scheduling still runs on the summer calendar. Contractors book up from Memorial Day through Labor Day, and cabinet lead times mean the design and selection phase needs to start well before you want demolition to begin. Fall and winter are often the most available windows for a full remodel start, with spring completion before summer.
