Asphalt shingle roofing on Cape Cod

Asphalt shingle roofing is the tear-off and replacement of an existing roof, or the installation of a new one, using laminated or 3-tab composition shingles over underlayment, ice-and-water shield, and a complete flashing system, from drip edge to ridge cap.

It is the right call when an existing roof is at the end of its life, when storm damage has compromised sections that cannot be repaired in isolation, or when an overlay has already been done and another layer is not code-permitted. On Cape Cod the details decide how long it holds: salt air corrodes unprotected fasteners, wind-driven rain off the water gets behind bad flashing, and ice dams form at eaves that lack proper shielding.

Daniel Araujo holds a Massachusetts Construction Supervisor License (CSL), Unrestricted (#CS-123114), and Forty One Construction is a BBB Accredited Business and a GAF Certified Roofing Contractor. We carry 51 Google reviews at 5 stars.

This page covers what an asphalt shingle roof replacement includes, what it costs in 2026, how shingle tiers compare in a coastal climate, and what the installation details on a Cape Cod roof actually require.

How do I know if my roof needs full replacement versus a repair?

If the sheathing beneath is sound and damage is limited to a small area, a repair may be appropriate. Widespread shingle failure, multiple layers already in place, or rotted sheathing means replacement is the honest answer.

  • Granule loss in gutters. When shingles shed granules in volume, the mat underneath is exposed to UV and water. That is a sign of age-related failure across the field, not a single problem spot.
  • Rust at flashings. Corroded step flashing or valley flashing lets water in at the joints. Salt air accelerates that corrosion faster here than it does inland.
  • Dark staining at the eaves or interior ceiling. If water is showing inside, it has already moved past the shingle layer and through the underlayment or ice-and-water shield.
  • Lifted or cupped shingles at the edges. Shingles that have curled or lifted at corners have lost adhesion. High-wind events and nor'easters pull at those edges first.
  • Two existing layers. Massachusetts code limits the number of roofing layers. If two are already in place, a third overlay is not permitted and a full tear-off is required.
  • Soft or spongy sheathing underfoot. If the sheathing flexes when walked, the panel below is wet and deteriorated and must be replaced before new shingles go down.

The one most homeowners miss is inadequate ice-and-water shield at the eaves. Without it, ice dams force meltwater back under the shingles and into the structure. It is not visible from outside and often not installed at all on older roofs in this region.

What an asphalt shingle roof replacement includes from inspection to final walkthrough

A roof replacement with Forty One Construction runs through seven phases, from the first on-site measurement to the final inspection and walkthrough in Hyannis. Each phase has a clear purpose, and you know what is happening before we move to the next step.

Planning · Phase One

Planning the roof project before any material is ordered

01

Inspection and estimate

We come to your home, inspect the existing roof, and measure in squares. We note pitch, valleys, dormers, penetrations, and the condition of any visible sheathing at the edges. You receive a written estimate before anything is scheduled or ordered.

02

Material selection and permit

We confirm shingle tier, underlayment, and any flashing upgrades, then pull the required permit with the local building authority. The permit is in our name. That is standard practice: the contractor who installs the roof signs for it.

Installation · Phase Two

Tearing off the old roof and preparing the project

03

Site protection and tear-off

We cover landscaping and any vulnerable surfaces with tarps before tear-off begins. Old shingles, underlayment, and debris come off down to the sheathing, which we inspect before anything new goes down.

04

Decking

We inspect every panel of sheathing for soft spots, delamination, or rot. Any deteriorated plywood or OSB is replaced before underlayment goes on. Skipping this step and covering bad decking is the most common shortcut in roof work on older Cape Cod homes.

05

Underlayment and shielding

Ice-and-water shield goes down at the eaves and in all valleys per Massachusetts code. Synthetic or felt underlayment covers the field. Drip edge is installed at the eaves and rakes, and all laps are oriented to shed water, not catch it.

Finish · Phase Three

Shingling the field and completing all edge and flashing details

06

Shingles and flashing

Shingles go on in courses from the starter strip up, with exposure and nail pattern set to manufacturer specs and local wind-rating requirements. Step flashing, valley flashing, and any chimney or skylight flashing are set during this phase, not after.

07

Final cleanup and walkthrough

We run a magnetic nail sweep over the property, remove all debris, and walk the finished roof with you. Ridge caps and ventilation are confirmed, and we do not call the job complete until you have seen it and agreed it is right.

Scope · What You Are Buying

What your roofing quote covers, and what it does not

A roof replacement quote from Forty One Construction covers the tear-off and disposal, decking inspection, underlayment, ice-and-water shield, drip edge, flashing, shingle installation, ridge venting and caps, and job-site cleanup with haul-away. Structural framing repair, skylight replacement, gutter replacement, chimney rebuilding, and attic insulation upgrades are quoted separately rather than assumed into the number.

Included in the quote

  • Tear-off and disposal of existing roofing
  • Permit application and submission
  • Decking inspection and panel replacement as needed
  • Underlayment, ice-and-water shield, and drip edge
  • Shingle installation with proper coursing and nailing
  • Ridge venting, ridge caps, and all flashing
  • Job-site cleanup and magnetic nail sweep

Not included, quoted separately

  • Structural framing or rafter repair
  • Skylight replacement or new skylight
  • Gutter replacement or new gutters
  • Chimney rebuilding or repointing
  • Attic insulation upgrades unless specified

Done correctly means ice-and-water shield installed at eaves and all valleys per Massachusetts code, a minimum of six nails per shingle in coastal high-wind zones per MA 780 CMR wind amendments, nails driven flush rather than overdriven, correct shingle exposure per manufacturer specs, step and valley flashing set at every penetration and sidewall, balanced attic intake and exhaust ventilation, and a final inspection confirming uplift and wind-rating compliance. Those are not preferences. They are what the inspection checks.

Roof Cost · Cape Cod

How much does asphalt shingle roofing cost on Cape Cod?

Asphalt shingle roof replacement on Cape Cod typically runs $5 to $12 per square foot installed in 2026, with Forty One Construction quoting each roof in Hyannis after an on-site measurement. Complex roofs with multiple pitches, dormers, or premium shingle tiers land at the higher end.

Every roof is quoted by the square after an on-site visit, so the total depends on your specific roof.

$30–$75 Per square foot installed
$10K–$20K Installed price range, 2026

Cost Factors

What moves the price

The price moves with a handful of real drivers, including roof size and pitch, shingle tier, number of existing layers, decking condition, and site access.

01

Roof size and pitch complexity

More squares and steeper pitch mean more labor, more material, and more time on the roof.

02

Shingle tier selected

3-tab strip shingles cost least; architectural and luxury heavyweight shingles cost more per square.

03

Layers to tear off

Each existing layer that has to come off before new shingles go down adds disposal time and labor cost.

04

Decking repair needs

Deteriorated sheathing panels found during tear-off are replaced as they appear, and that work is priced by the panel.

05

Flashings and penetrations

Chimneys, skylights, dormers, and multiple valleys each add flashing labor and material.

2026 Cost Guide

Typical roofing cost by scope

These ranges are a starting point for planning. Every roof is quoted after an on-site measurement and inspection.

Job size / scope Typical range on Cape Cod (2026)
Small simple roof (under 20 squares, single story) Lower end of $5-$12 per sq ft
Average single-family home (20 to 30 squares) Mid-range; pitch and shingle tier move it within the range
Larger or complex roof (multiple pitches, dormers, valleys) Upper end; premium shingles and extra flashing push higher

Permit lead time and decking repair needs factor in too. Every roof is quoted after an on-site visit and measurement.

Shingle Options · Cape Cod

3-tab, architectural, or luxury: which shingle holds up in a coastal climate?

The right shingle depends on your budget and how long you want the roof to perform, but on Cape Cod, where most homes sit within a few miles of salt water, the installation details matter as much as the shingle itself. Below are the three main tiers we install, compared honestly. Whatever the shingle, we use the underlayment and flashing details that coastal exposure requires.

Economy Tier · Entry Level

3-Tab Strip Shingles

The lowest-cost option and the lightest shingle. A flat, single-layer tab profile with a uniform look. It meets code and works on straightforward low-pitch roofs. In high-wind coastal zones, nail pattern and pull-through resistance matter more with this shingle than with heavier tiers.

A thick two-layer laminated asphalt shingle with a ragged shadow line along its bottom edge. Illustrative image.

Mid-to-Premium Tier · Most Common

Architectural Shingles

Laminated dimensional shingles with a layered profile that adds visual depth and better wind resistance than 3-tab. The most common choice for Cape Cod re-roofs. Available from GAF, Owens Corning, CertainTeed, and Malarkey, each with manufacturer warranty programs that vary by product line.

Premium Tier · High End

Luxury Heavyweight Shingles

Designer shingles that mimic the profile of slate or cedar shake at a fraction of the weight. The heaviest asphalt option, with the best wind ratings in the category. Best for homeowners who want a distinctive look and are willing to pay a higher material cost for it.

A rolled sheet of roofing underlayment unrolled slightly to show its textured rubberized surface. Illustrative image.

Underlayment · Base Layer

Underlayment and ice-and-water shield

The layers under the shingles matter as much as the shingles themselves. Ice-and-water shield at the eaves and valleys is required by Massachusetts code due to ice-dam risk. Synthetic underlayment over the field, such as GAF Deck-Armor or Titanium UDL, outperforms felt in moisture resistance and tear strength, which matters when a nor'easter hits before the shingles are fully set.

A bent metal step flashing piece showing its angled L-shaped profile and raw cut edges. Illustrative image.

Flashing · Critical Detail

Flashing systems

Step flashing at sidewalls, valley flashing in all roof intersections, and drip edge at eaves and rakes are where coastal roofs fail first. Wind-driven rain here does not fall straight down. It arrives sideways, and water gets behind any flashing that is lapped wrong or set on a dirty surface. We do not caulk over bad laps and call it done.

Shingle Tier Comparison

Compare shingle options

Compare where each shingle tier fits best, how it performs on a coastal Cape Cod roof, and what level of ongoing maintenance it typically needs.

Option Best for Holds up in coastal conditions Maintenance
3-Tab strip shingles Tight budgets Fair, nail pattern critical Low
Architectural shingles Most homes Good with proper installation Very low
Luxury heavyweight shingles Premium curb appeal Very good Very low
Synthetic underlayment Full re-roofs Very good Low
Ice-and-water shield Eaves and valleys, code required Excellent Very low

We name real manufacturers when we spec a job: GAF, Owens Corning, CertainTeed, and Malarkey for shingles, and underlayment products such as GAF WeatherWatch and Grace Ice and Water Shield. As a GAF Certified Roofing Contractor, we can offer the GAF System Plus Limited Warranty on qualifying GAF roofing systems. If a lower shingle tier is the right call for your budget and use case, we will say so.

Project Timeline · Cape Cod

How long does a shingle roof replacement take on Cape Cod?

A shingle roof replacement with Forty One Construction takes one to two days for a small simple roof under 20 squares on a single story, two to four days for an average single-family home in the 20 to 30 square range, and four to seven days for larger or more complex roofs with multiple pitches, dormers, or valleys, plus permit lead time before we start.

Three things stretch that window on the Cape. Permit review adds lead time before tear-off begins. Weather closes the work: freeze-thaw from roughly November through March and nor'easters through the same stretch can cost days, and shingles need to be set in temperatures where the adhesive strip bonds properly. Decking repairs found during tear-off also add time, and we build an honest schedule that accounts for that rather than promising a finish date before we have seen the sheathing.

Roof Details · Cape Cod

What the installation details on a Cape Cod shingle roof actually require

The details are everything you cannot see once the shingles are down: underlayment laps, ice-and-water shield coverage, nail count per shingle, flashing at every penetration, and ventilation balance in the attic. On Cape Cod, two conditions decide whether those details hold: wind-driven rain that arrives sideways, and freeze-thaw that forces water into any gap that was not properly sealed.

Ice Protection

Ice-and-water shield and eave protection

Ice-and-water shield is a self-adhering membrane installed at the eaves and in all roof valleys before underlayment goes on. Massachusetts code requires it because of ice-dam risk during freeze-thaw cycles from roughly November through March. An ice dam forces meltwater back up the roof and under the shingles. Without the membrane beneath, that water reaches the sheathing and the interior. On older Cape Cod roofs, this layer is often absent entirely, and it is the first thing we verify during inspection.

Wind Rating

Nail pattern and wind-uplift compliance

Massachusetts 780 CMR wind amendments require a minimum of six nails per shingle in coastal high-wind zones. Standard inland practice uses four. The extra two nails per shingle across an entire field is what separates a roof that holds through a nor'easter from one that lifts at the edges. Nails are driven flush, not overdriven, because an overdriven nail cuts through the mat and loses holding power. Every course is set to manufacturer exposure specs, and the ridge cap and starter strip are installed to match. We build to pass the final inspection and to hold in the conditions this area actually sees.

Service Life · Coastal Exposure

How long does an asphalt shingle roof last on Cape Cod?

The installation details decide it, not the shingle brand alone. A roof with proper ice-and-water shield, correct nail counts, sealed flashing at every penetration, and balanced attic ventilation will outperform a roof with a premium shingle and shortcuts underneath. We do not publish a single lifespan figure, because the honest answer depends on the shingle tier, the installation, the exposure, and how the attic breathes.

  • Salt air attacks fasteners and flashing first. The entire service area sits within a few miles of salt water. Corrosion at step flashing and drip edge moves faster here than it does inland, which is why we specify materials rated for coastal exposure.
  • Wind-driven rain finds every flashing gap. Rain on the Cape does not fall straight down. It arrives sideways and gets behind any lap that is wrong or any caulk that was applied to a dirty surface, roughly every storm season from fall through spring.
  • Ice dams form at unprotected eaves. When heat escapes through an under-ventilated attic, it melts snow at the field while the eave stays frozen. The meltwater backs up under the shingles. Ice-and-water shield stops it. Missing or thin coverage does not.
  • Attic ventilation extends shingle life. Heat trapped in an attic from inadequate exhaust raises deck temperature and ages shingles faster from below. Balanced intake at the soffits and exhaust at the ridge is part of the installation, not an optional upgrade.

Where we install asphalt shingle roofs across Cape Cod and the South Shore

Forty One Construction installs asphalt shingle roofs across Cape Cod from our office in Hyannis, and coastal conditions shape every installation. Salt air accelerates corrosion at flashings and drip edge, wind-driven rain off the water gets behind any detail that is lapped wrong, and the high-wind zone designation across coastal Cape Cod towns changes the nail count and uplift requirements that code demands. A roof built to inland Massachusetts standards is not built for this.

We serve homeowners from the outer Cape through the canal: Provincetown, Truro, Wellfleet, Eastham, Orleans, Chatham, Brewster, Harwich, Dennis, and Yarmouth on one side, and Hyannis, Centerville, Osterville, Cotuit, Mashpee, Falmouth, Bourne, Sagamore, Sandwich, and Barnstable through the mid- and upper Cape, along with Plymouth. Questions about asphalt shingle roofing on Cape Cod

Do you require a deposit, and how are payments structured for a roofing project?

Massachusetts consumer guidance advises homeowners not to pay more than one-third of the estimated cost upfront unless special-order materials are involved. We work within that standard and tie payments to a written scope. Talk specifics with us before you sign anything.

Which shingle manufacturers do you install, and can you offer a GAF warranty?

We install shingles from GAF, Owens Corning, CertainTeed, and Malarkey, and underlayment products including GAF Deck-Armor, GAF WeatherWatch, and Grace Ice and Water Shield. As a GAF Certified Roofing Contractor, we can offer the GAF System Plus Limited Warranty on qualifying GAF roofing systems. We spec the shingle tier to your roof, your budget, and how the home sits relative to the water.

Will a shingle tear-off create noise or mess around my home, and where does the crew stage materials?

Tear-off is the loudest part of the job and typically takes a day or less on an average home. We cover landscaping and vulnerable surfaces with tarps before we start, and we run a magnetic nail sweep at the end of each day. Dumpsters or material pallets stage on the driveway or nearest accessible hard surface, and we confirm the plan with you before anything is set.

What should I do to prepare my home before the roofing crew arrives?

Move vehicles out of the driveway so we can stage materials and position equipment. Inside, remove anything fragile from shelves in the attic or top floor, as tear-off vibration can shift items. We handle permits, layout, and cleanup. If we need anything specific from you, we will tell you at the estimate visit.

What if I notice a problem with my new shingle roof after the job is complete?

Every installation carries a 5-year workmanship warranty on labor and installation. Manufacturer warranties on shingles and materials are provided separately by the manufacturer. If something is not right with our work, call us and we will come out to look at it, and if it is our error, we fix it at no cost to you.

Your roofing estimate came in higher than another contractor's. Why should I choose Forty One Construction?

When two bids look similar on paper, the lower one often reflects shortcuts you cannot see until the next storm: four nails per shingle instead of six, no ice-and-water shield at the eaves, or flashing that was caulked rather than lapped correctly. We are a licensed local company that pulls the permit in our name, installs to Massachusetts code for coastal wind zones, and backs the work with a written warranty.

Do I need a permit to replace my shingle roof in Hyannis, and who handles that?

Yes. Roofing work in Hyannis requires a permit under the Town of Barnstable Building Division and Massachusetts 780 CMR. We prepare and submit the permit application in our name. You do not have to manage the paperwork, and the inspector signs off on the completed installation.

When is the best time of year to schedule a shingle roof replacement on Cape Cod?

Asphalt shingles need temperatures warm enough for the adhesive strip to seal, so mid-spring through mid-fall is the practical window. Summer is the busiest period and the hardest to book, as seasonal demand on the Cape compresses the schedule. Booking in early spring or late summer gives you better availability and avoids the freeze-thaw window that limits exterior work from roughly November through March.
